This spectacular apartment came available in the off-season due to COVID19.  This is unfortunate for us, but great for you.  Given the seasonal nature of the rental market, the Owners don’t expect to receive around $2,495 per month for this apartment, which they would have received in June.  Instead, they are offering to rent this apartment at a below market average rent of $1,700 per month through May 31st, 2021. 

Berkeley has rent control.  The law prevents us from simply lowering the rent in the off-season and then raising it back up when the market changes.  So, instead, we have to provide our promotions in an unconventional way.  Your terms will be as follows: 

*Per the Berkeley Rent Control Ordinance, after the initial term of the lease expires, the rent will be reduced to $2,515 per month, which is the average of the initial term’s rent payments.  

Pick Your Premium Promotion**

If you sign a lease and pay your move-in funds by October 1st, you will be able to choose from ONE of the following amazing Premium Promotions:

• Flexible Start Date Lease:  Even though this unit is available on now, we recognize that you may not be ready to move-in on that date.  So, feel free to pick a different start date between now and January 1^st, 2021. In the event you have personal property to store, we will allow you to move your items into your apartment upon signing your lease.  You will only be charged $1 per month for storage. 
• Partial Occupancy Lease:  For those in group living situations, some roommates may be ready to move-in on now, while others needs a later start date  If you start your lease by September 1^st, we will reduce the rent by the proportional share of the apartment not being used.  So, if you are renting a two bedroom apartment with four people and two are using one bedroom and are moving in on September 1^st and the other two sharing the second bedroom will be moving in January 1^st, then only half the rent will need to be paid for the months of September through December.
• Flexible End Date Lease: During these uncertain times, you may need to have to break your lease due to loss employment, immigration status, or UC Berkeley moving back to completely on-line instruction.  If you start your lease by September 1st and this occurs, you will be allowed to break your lease, without penalty by providing at least 60 days written notice.
